How Buyers Compare

Buyers compare more than square footage

Every buyer evaluates a home across five dimensions. Windy Gorge does not win every comparison on size or bathroom count. It competes through one-story livability, presentation, newer systems, updated windows, generator, included appliances, drainage improvements, and a move-in-ready feel.

Price

Position relative to comparable sold and active listings

Condition

Risk

Disclosure & Known Items

What I would tell my own family

Foundation History

The foundation was repaired by a previous owner. The repair reportedly included a lifetime warranty. The warranty was not transferred to the current owner. Current transferability has not been verified. The repair history should be fully disclosed. Any invoices, engineering documents, repair diagrams, warranty documents, and company contact information should be collected before listing. Diane may contact the foundation company to determine whether the warranty can be transferred retroactively. Full, early disclosure is the cleanest way to prevent the repair history from becoming a larger concern during the option period.

Flagstone Patio

There is a visible crack in the flagstone patio. The seller reports that the patio remains fully usable. We should disclose and photograph it honestly, then allow the inspection and negotiation process to determine whether any action is needed.

Seller Disclosure

Recommend completing the seller's disclosure early and thoroughly, especially regarding: foundation repair, warranty status, patio crack, flood history, known drainage work, generator, recent improvements, and any insurance claims if applicable.

Preparation

Preparation without a major renovation budget

The home already presents well. These steps focus on highlighting what is already strong rather than undertaking costly changes.

Essential

  • Declutter and depersonalize
  • Deep clean, windows inside and out
  • Clear kitchen and bath counters
  • Remove excess furniture
  • Trim landscaping, mow, edge
  • Pressure wash driveway and patio
  • Replace burned-out bulbs
  • Touch up visibly damaged paint
  • Organize garage for photos
  • Gather receipts and warranty docs

Helpful if Practical

  • Professional cleaning
  • Small cosmetic paint touch-ups
  • Minor caulking
  • Simple patio cleanup
  • Repair clearly loose items
  • Replace dated bulbs or fixtures

Not Recommended Now

  • Major patio reconstruction
  • Large-scale cosmetic remodeling
  • Expensive staging
  • Foundation work without guidance
  • Replacing functioning appliances

Marketing Plan

How the story will be told

The listing message will lead with the home's strongest differentiators: one-story layout, replacement windows, newer HVAC, whole-house generator, never-flooded seller history, porcelain tile, included appliances, sprinklers and French drains, corner lot, and updated kitchen.

Prorated taxes assume a closing on or around the date selected. Consult your closing agent or tax professional for a complete analysis.
